Steel framing advantages
Steel is maintenance free:
Unlike timber framed buildings, steel framing needs little to no maintenance. They are pest and mold-free.

Steel framed buildings remain cooler in summer and warmer in winter as they are more energy efficient in terms of thermal regulation.
Safety:
Steel is non-combustible and can retain its shape at high temperature levels which make it highly resistant to fire. Also, steel buildings can withstand seismic waves effectively due to its high ductility which makes it a widely used material for building earthquake-resistant buildings.
Steel framing disadvantages
Cost:
Due to the cost of raw materials used in steel production, steel is a bit more expensive option than timber.
Rust:
Steel frames can rust, unless they are galvanised. Even if they are galvanised during the manufacturing process, rust can creep in if they are drilled or scratched during the construction process.
Timber framing advantages
Flexible:
If things don’t go as planned and you want to make some last-minute changes, it is easier with timber than with steel. Timber can easily be cut or shaped on site to make any modifications.
Cheap:
As timber is more readily available, they are generally cheaper than other framing materials like steel.
Timber framing disadvantages
Pests:
Timber is prone to pest, mold and fungi attacks. Timber is easily vulnerable to termites and possums.
Poor soundproofing:
Timber has poor sound insulation properties. Unless you use soundproof components, timber can produce squeaky sounds from their joints when the temperatures change, particularly in older houses.
